I see it spelled both THEATER and THEATRE......
Both seem to be used regularly.

Which is correct? Or are both correct?

Generally speaking, 'theatre' is British, 'theater' is
American, but some Americans may have used the British
spelling.

A British dictionary, The New Shorter Oxford English
Dictionary, lists 'theater,' but tags it as American. An
American dictionary, Merriam-Webster's Collegiate, has
'theater, also theatre.' That means they think 'theatre' is
an acceptable alternative but not as freauently found as
'theater.'

Gwenerally speaking there are a number of words that end in "-re" in
British english and "-er" in American English. Besides "theatre/theater"
we also have "centre/center", "litre/liter", "metre/meter", "meqgre/meager".

Seeing "centre", "litre", or "metre" in an American context would be
very unusual, but "theatre" and "theater" are about equally common in
my experience.

I've never seen "meqgre" - I assume you mean "meagre".
